NYC New Development Contracts: Week of April 6-12, 2026

  • 41 NYC new development contracts were signed last week, a 19% decrease from the week before, and a 5% increase from a year ago.

  • 72 new closings totaled $129M.

  • PPSF: Average contract asking price: $2,098 | Average closed sale price: $1,546.

  • Of the 41 new dev contracts signed in NYC, 27 were in Manhattan, 12 were in Brooklyn, and 4 were reported in Queens.

Manhattan: 27 New Contracts Totaled $154M

Manhattan reported 27 contracts, marking a 12.5% increase from the previous week. Contracts were distributed across 20 buildings, with seven projects reporting multiple contracts.

The Flatiron Building reported two contracts on 3BR units priced at $15.65M and $11.975M. 

16 Fifth Avenue in Greenwich Village reported two contracts on 3BR units priced at $16M and $15M. 

The Rennie in Harlem reported two contracts on 1BR and studio units priced at $665K and $495K. 

 

Brooklyn: 12 New Contracts Totaled $17M

Deal volume increased by 37% to 12 this week. These contracts were distributed across 10 projects.

Kensington Manor in Kensington reported two contracts on 2BR units priced at $850K and $599K.

48 Stanhope Street in Bushwick reported two contracts on 2BR units priced at $1.025M and $975K.

144 Vanderbilt Avenue in Fort Greene reported one contracts on a 2BR unit priced at $1.975M.
