Weekly Market Update for Manhattan and Brooklyn – April 1-7, 2024

MANHATTAN

 

In Manhattan, 528 new listings entered the market last week, up 50% from the previous week, which is consistent with past years for this particular week of this year.

206 Manhattan contracts were signed last week, down 15.2% from the previous week–which was also an unusual move down for this time of year.

17 Manhattan contracts were signed at $5M and above. Condos outsold co-ops 12-1, with four townhouses in the mix. Noteworthy: Luxury sector (5M+) contract volume so far in 2024 is outperforming most (but not all) other years in the past decade.

Noteworthy new contracts last week were:

1.) 432 Park Avenue #37B, asking $12.4M

2.) The townhouse at 244 West 11th Street asking $10M,

3.) 50 West 66th Street #10F asking $8.650M.

 

BROOKLYN

 

In Brooklyn, 267 new listings entered the market last week, up 54% from the previous week, which is also consistent with past years for this particular week of this year.

Meanwhile, 137 Brooklyn listings entered contract last week, which was 1.5% more than the previous week.

Noteworthy new contracts in Brooklyn were:

1.) The townhouse at 1 Sidney Place (130 Joralemon St.) in Brooklyn Heights, asking $22.5M

2.) 50 Garden Place in Brooklyn Heights, asking $3.48M

3.) 11 Hoyt Street #PHA in DTBK, asking $5.5M
