Weekly Market Update for Manhattan and Brooklyn – April 12, 2023

In Manhattan, 338 new listings entered the market last week, down 13% from the previous week, probably due to the holidays.

249 contracts were signed last week – down 5.3% from the previous week.

22 Manhattan contracts were signed at $4M and above, twelve fewer than the previous week. Condos outsold co-ops 15-5, with two townhouses in the mix.

Noteworthy new contracts last week were #92W at 217 West 57th Street, asking $19.054M, and #15D at 50 West 66th Street, asking $11.875M.

In Brooklyn, 186 new listings entered the market last week, down 13.9% from the previous week.

159 Brooklyn listings entered contract last week, which is 5.9% lower than the previous week, again probably due to the holidays.

Average OH attendance in Brooklyn increased 3.18% this weekend to 4.33  per open house, from 4.09 per open house the weekend prior.

Noteworthy new contracts signed in Brooklyn last week were the townhouse at 150 Willow Street in Cobble Hill, asking $6.495M, the townhouse at 373 Bergen Street in Park Slope, asking $5.5M, and the townhouse at 18 1st Place in Carroll Gardens, asking $5.499M.

Open house attendance throughout NYC this past weekend increased by 2.81% from the previous weekend, with an average of 2.87 parties per open house.

21% of all open houses in our survey recorded zero attendance. For perspective, on the weekend of December 18 39% of all open houses recorded zero attendance.
