MANHATTAN
In Manhattan, 426 new listings entered the market last week, down 2.1% from the previous week. Look for new listings volume to continue to stair step down little by little throughout May.
229 Manhattan contracts were signed last week, up 12% from the previous week. Contract volume is on pace to finish the month of April below the 10-year rolling average.
19 Manhattan contracts were signed at $5M and above. Condos outsold co-ops 12-3, with four townhouses in the mix.
Noteworthy new contracts last week were:
1.) 1 Central Park West, 47BC asking $27.5M
2.) The Townhouse at 110 East 70th Street asking $25.5M,
3.) 125 Perry Street #3W asking $19.95M.
BROOKLYN
In Brooklyn, 197 new listings entered the market last week, down 1.5% from the previous week.
Meanwhile 142 Brooklyn listings entered contract last week, which was 2% fewer than the previous week.
Noteworthy new contracts in Brooklyn were:
1.) The multifamily building at 235 Berry Street in Williamsburg, asking $12M
2.) 390 Degraw Street in Carroll Gardens, asking $7.5M
3.) The mixed-use building at 5713 8th Avenue in Sunset Park, asking $5.888M
