Weekly Market Update for Manhattan and Brooklyn – March 25-March 31, 2024

MANHATTAN

 

In Manhattan, 350 new listings entered the market last week, down 25% from the previous week, which is consistent with past years for this particular week of this year.

243 Manhattan contracts were signed last week, down 12.6% from the previous week.

Contract volume for the month of March finished below the previous nine-year rolling average for the tenth month in a row, this time by 12%.

17 Manhattan contracts were signed at $5M and above. Condos outsold co-ops 11-5, with one townhouses in the mix.

Noteworthy new contracts last week were: 

1.) The townhouse at 45 West 70th Street, asking $14.9M

2.) The 8th Floor at 1125 Fifth Avenue asking $9.995M, 

3.) 100 East 53rd Street #52A asking $9.3M.

 

BROOKLYN

 

In Brooklyn, 166 new listings entered the market last week, down 26% from the previous week, which is also consistent with past years for this particular week of this year.

Meanwhile 134 Brooklyn listings entered contract last week, which was 15% fewer than the previous week. 

Contract volume for the month of March finished below the previous nine-year rolling average for the eighth month in a row, this time by 11%.

Noteworthy new contracts in Brooklyn were:

1.) The townhouse at 146 Berkeley Place in Park Slope, asking $4.5M

2.) 151 Milton Street in Greenpoint, asking $3.48M

3.) Quay Tower 50 Bridge Park Drive, 19C in Brooklyn Heights, asking $3.450M
