MANHATTAN
In Manhattan, 338 new listings entered the market last week, down 8% from the previous week.
218 Manhattan contracts were signed last week, down 5% from the previous week. The contract volume trend has largely been sideways for the past eight weeks at levels similar to those in 2023 and 2019.
23 Manhattan contracts were signed at $5M and above. Condos outsold co-ops 20-2, with one townhouses in the mix.
Noteworthy new contracts last week were:
1.) One High Line, 500 WEST 18TH STREET, WEST_27A, asking $17.915M.
2.) 30 CROSBY STREET, 5B, asking $10.95M.
3.) 25 BOND STREET, 4E, asking $10.5M.
BROOKLYN
In Brooklyn, 234 new listings entered the market last week, up 3.5% from the previous week.
Meanwhile 145 Brooklyn listings entered contract last week, which was 8% fewer than the previous week. The spring season in Brooklyn is indeed very soft relative to recent years past.
Noteworthy new contracts in Brooklyn were:
1.) The townhouse at 155 WARREN STREET in Cobble Hill, asking $12.95M
2.) 300 HICKS STREET in Brooklyn Heights, asking $4.8M
3.) The townhouse at 428 CLINTON STREET in Carroll Gardens, asking $4.25M
