Weekly New Development Market Update for Manhattan and Brooklyn – April 1-7, 2024

  • 63 NYC new development contracts were signed last week, a 20% decrease from the week before.
  • 59 new closings totaled $126M.
  • PPSF: Average contract asking price: $1,793, Average closed sale price: $1,508.
  • Of the 63 new dev contracts signed in NYC, 31 (+11%) were in Manhattan, 19 (-44%) were in Brooklyn, and 13 (-24%) were signed in Queens.

 

Manhattan: 31 New Contracts Totaled $117M

 

Number of new signed new dev contracts in Manhattan increased 11% from 28 last week to 31 this week.

31 contracts were distributed across 24 buildings, and no project reported more than three contracts. 

Claremont Hall in Morningside Heights reported the highest number of contracts last week. Three deals were on 2BR and 3BR units priced between $2.295M and $2.875M. 

One Unitied Nations Park in Murray Hill reported two contracts last week on 2BR and 3BR units asking $2.43M and $3.995M. 

 

Brooklyn: 19 New Contracts Totaled $32M

 

Deal volume decreased 44%, from 34 last week to 18 this week. These 18 contracts were distributed across 15 projects, with none reporting more than three contracts.

Brooklyn Point in DTBK reported three contracts, for 2BR and 3BR units, asking $2.095M and $3.264M. 

1607 Pacific Street in Crown Heights reported two contracts on 1BR and 2BR units asking $599K and $629K.
