Weekly New Development Market Update for Manhattan and Brooklyn – April 15-21, 2024

  • 56 NYC new development contracts were signed last week, a 6% increase from the week before.
  • 76 new closings totaled $149M.
  • PPSF: Average contract asking price: $1,834 | Average closed sale price: $1,442
  • Of the 56 new dev contracts signed in NYC, 28 (-10%) were in Manhattan, 28 (+56%) were in Brooklyn, and 0 were reported in Queens.

 

Manhattan: 28 New Contracts Totaled $118M

 

Number of new signed new dev contracts in Manhattan dipped from 31 last week to 28 this week.

28 contracts were distributed across 22 buildings, and no project reported more than three contracts. 

Claremont Hall in Morningside Heights reported the highest number of contracts last week. Three deals were on 1 to 3BR units priced between $1.45M and $4.8M. 

One Wall Street in the Financial District reported two contracts on 1 and 2BR units asking $1.925M and $4.2M. 

 

 

Brooklyn: 28 New Contracts Totaled $40M

 

Deal volume increased from 19 last week to 28 this week. These 28 contracts were distributed across 22 projects.

Elysium in Prospect Lefferts Gardens reported three contracts, for 1 and 2BR units, asking $795K to $1.15M. 

The Diana in Bed-Stuy reported two contracts on a studio and 1BR units asking $569K and $762K.
