Weekly New Development Market Update for Manhattan and Brooklyn: April 7 - April 13, 2025

  • 44 NYC new development contracts were signed last week, a 20% decrease from the week before, and a 13.73% decrease from a year ago.

  • 64 new closings totaled $122.24M.

  • PPSF: Average contract asking price: $1,679 | Average closed sale price: $1,497.

  • Of the 44 new dev contracts signed in NYC, 25 were in Manhattan, 16 were in Brooklyn, and 3 were reported in Queens.

 

Manhattan: 25 New Contracts Totaled $86M

 

Manhattan reported 25 contracts, marking a 26.47% decrease from the previous week. Contracts were distributed across 19 buildings, with five projects reporting multiple contracts.

The Broad Exchange Building in Financial District reported three contracts on 2BR units priced at $1.545M and $1.695M.

The Solaire in Battery Park City reported two contracts on Studio and 1BR unit priced at $725K and $995K. 

The Perrie in Turtle Bay reported two contracts on 1BR units priced at $1.105M and $1.195M. 

 

Brooklyn: 16 New Contracts Totaled $33.92M

 

Deal volume decreased by 11.11% to 16 this week. These contracts were distributed across 13 projects.

The Ainsley in Park Slope reported four contracts on 1BR, 2BR and 3BR units priced between $895K and $2.395M.
