Weekly New Development Market Update for Manhattan and Brooklyn – April 8-14, 2024

  • 53 NYC new development contracts were signed last week, a 16% decrease from the week before.
  • 106 new closings totaled $204M.
  • PPSF: Average contract asking price: $1,734, Average closed sale price: $1,528
  • Of the 53 new dev contracts signed in NYC, 31 (+0%) were in Manhattan, 18 (-5%) were in Brooklyn, and 4 (-69%) were signed in Queens.

 

Manhattan: 31 New Contracts Totaled $93M

 

Number of new signed new dev contracts in Manhattan remained unchanged at 31 last week to 31 again this week.

31 contracts were distributed across 24 buildings, and no project reported more than three contracts. 

30 E 31 in Midtown South reported the highest number of contracts last week. Three deals were on 2BR units priced between $2.495M and $2.625M. 

The Centrale in Turtle Bay reported two contracts last week on 2BR and 3BR units asking $2.43M and $3.995M. 

 

Brooklyn: 18 New Contracts Totaled $26M

 

Deal volume decreased from 19 last week to 18 this week. These 18 contracts were distributed across 17 projects, with one reporting more than one contracts.

659 Baltic Street in Park Slope reported two contracts, for 2BR, asking $1.25M and $1.35M. 

Quay Tower in Brooklyn Heights reported the contract in Brooklyn on a 2BR unit asking $2.675M.
