Weekly New Development Market Update for Manhattan and Brooklyn: December 9 - December 15, 2024

  • NYC new development contracts were signed last week, a 1.41% decrease from the week before, and a 70.73% increase from a year ago.

  • 51 new closings totaled $125.97M.

  • PPSF: Average contract asking price: $1,874 | Average closed sale price: $1,559.

  • Of the 70 new dev contracts signed in NYC, 43 were in Manhattan, 24 were in Brooklyn, and 3 were reported in Queens.

 

Manhattan: 43 New Contracts Totaled $156.95M

 

Manhattan reported 43 contracts, marking a 30.3% increase from the previous week. Contracts were distributed across 30 buildings, with seven projects reporting multiple contracts.

One11 Residences in Midtown reported six contracts on 1BR and 2BR units priced between $1.275M and $2.295M.

520 Fifth Avenue in Midtown reported four contracts on 1BR to 3BR units priced between $2.580M and $10.950M. 

127 West 112th Street in Harlem reported two contracts on 2BR units priced at $1.150M and $1.295M.

 

Brooklyn: 24 New Contracts Totaled $36.96M

 

Deal volume decreased by 29.41% to 24 this week. These contracts were distributed across 15 projects.

The Huron in Greenpoint reported six contracts on 1BR and 3BR units priced between $950K and $2.325M.

Williamsburg Wharf in Williamsburg reported five contracts on Studio, 1BR and 2BR units priced between $715K and $2.600M. 

12 Crown St in Crown Heights reported one contracts on 1BR unit priced at $650K.
