Weekly New Development Market Update for Manhattan and Brooklyn: February 10 - February 16, 2025

  • 56 NYC new development contracts were signed last week, a 15.15% decrease from the week before, and a 27.27% increase from a year ago.

  • 73 new closings totaled $205.13M.

  • PPSF: Average contract asking price: $1,673 | Average closed sale price: $1,724.

  • Of the 56 new dev contracts signed in NYC, 22 were in Manhattan, 24 were in Brooklyn, and 10 were reported in Queens.

 

Manhattan: 22 New Contracts Totaled $82.72M

 

Manhattan reported 22 contracts, marking a 12% decrease from the previous week. Contracts were distributed across 16 buildings, with four projects reporting multiple contracts.

Bloom On 45th in Clinton reported four contracts on 1BR and 2BR units priced between $995M and $1.700M.

108 Leonard Street in Civic Center reported two contracts on 3BR and 4BR units priced at $5.850M and $10.750M. 

212 West 72nd Street in Lincoln Square reported two contracts on 3BR and 4BR units priced at $4.250M and $5.250M. 

 

Brooklyn: 24 New Contracts Totaled $40.8M

 

Deal volume decreased by 20% to 24 this week. These contracts were distributed across 22 projects.

Brooklyn Point in Downtown Brooklyn reported two contracts on 2BR units priced at $2.351M and $2.391M.

The Josephine in Bushwick reported two contracts on 1BR and 3BR units priced at $695M and $1.350M.
