Weekly New Development Market Update for Manhattan and Brooklyn: February 3 - February 9, 2025

  • 65 NYC new development contracts were signed last week, a 66.67% increase from the week before, and a 47.73% increase from a year ago.

  • 80 new closings totaled $148M.

  • PPSF: Average contract asking price: $1,775 | Average closed sale price: $1,586.

  • Of the 65 new dev contracts signed in NYC, 25 were in Manhattan, 29 were in Brooklyn, and 11 were reported in Queens.

 

Manhattan: 25 New Contracts Totaled $14.5M

 

Manhattan reported 25 contracts, marking a 66.67% increase from the previous week. Contracts were distributed across 20 buildings, with three projects reporting multiple contracts.

50 West 66th Street in Lincoln Square reported four contracts on 3BR to 5BR units priced at $8.340M and $11.600M.

450 Washington in Tribeca reported two contracts on Studios priced at $950K and $1.100M. 

One High Line in West Chelsea reported two contracts on 1BR units priced at $2.125M and $2.515M. 

 

Brooklyn: 29 New Contracts Totaled $47.85M

 

Deal volume increased by 26.09% to 29 this week. These contracts were distributed across 25 projects.

286 1st St in Park Slope reported two contracts on 2BR units priced at $1.735M and $2.500M.

3 Forty Five in Boerum Hill reported two contracts on 3BR units priced at $2.250M and $2.300M. 

68 North Henry Street in Greenpoint reported two contracts on 2BR and 3BR units priced at $1.225M and $2.250M.
