Weekly New Development Market Update for Manhattan and Brooklyn: January 06 - January 12, 2025

  • 41 NYC new development contracts were signed last week, a 64% increase from the week before, and no change from a year ago.

  • 92 new closings totaled $159.16M.

  • PPSF: Average contract asking price: $1,931 | Average closed sale price: $1,588.

  • Of the 41 new dev contracts signed in NYC, 20 were in Manhattan, 14 were in Brooklyn, and 7 were reported in Queens.

 

Manhattan: 20 New Contracts Totaled $104.4M

 

Manhattan reported 20 contracts, marking a 25% increase from the previous week. Contracts were distributed across 16 buildings, with three projects reporting multiple contracts.

Sutton Tower in Sutton Place reported three contracts on 1BR and 2BR units priced between $2.100M and $4.500M.

77 Greenwich in Financial District reported two contracts on 2BR and 4BR units priced at $2.615M and $6.070M. 

One High Line in West Chelsea reported two contracts on 2BR and 3BR units priced at $6.645M and $10.005M.

 

Brooklyn: 14 New Contracts Totaled $24.48M

 

Deal volume increased by 100% to 14 this week. These contracts were distributed across 11 projects.

Williamsburg Wharf in Williamsburg reported four contracts on Studio, 1BR and 2BR units priced between $810K and $2.015M.

1105 Cortelyou Road in Ditmas Park reported one contract on a 3BR unit priced at $1.650M. 

Olympia Dumbo in Dumbo reported one contract on a 2BR unit priced at $2.995M.
