Weekly New Development Market Update for Manhattan and Brooklyn: January 13 - January 19, 2025

  • 51 NYC new development contracts were signed last week, a 24.39% increase from the week before, and a 88.89% increase from a year ago.

  • 61 new closings totaled $117.12M.

  • PPSF: Average contract asking price: $1,707 | Average closed sale price: $1,523.

  • Of the 51 new dev contracts signed in NYC, 20 were in Manhattan, 25 were in Brooklyn, and 6 were reported in Queens.

 

Manhattan: 20 New Contracts Totaled $71.4M

 

Manhattan reported 20 contracts, staying no change from the previous week. Contracts were distributed across 17 buildings, with three projects reporting multiple contracts.

200 East 75th in Upper East Side reported two contracts on 2BR and 6BR units priced at $3.275M and $11.650M.

One United Nation Park in Murray Hill reported two contracts on 2BR units priced at $2.295M and $2.525M. 

50 West 66th Street in Lincoln Square reported two contracts on 3BR and 5BR units priced at $7.550M and $11.325M.

 

Brooklyn: 25 New Contracts Totaled $24.48M

 

Deal volume increased by 78.57% to 25 this week. These contracts were distributed across 14 projects.

Williamsburg Wharf in Williamsburg reported eight contracts on Studio, 1BR, 2BR and 3BR units priced between $835K and $4.150M.

Kensington Manor in Kensington reported three contracts on 1BR units priced at $490K and $509K. 

Front and York - Front Tower in Dumbo reported two contracts on a 2BR unit priced at $1.215M and $1.920M.
