Weekly New Development Market Update for Manhattan and Brooklyn: January 27 - February 2, 2025

  • 36 NYC new development contracts were signed last week, a 25% decrease from the week before, and a 16.28% decrease from a year ago.

  • 67 new closings totaled $148.07M.

  • PPSF: Average contract asking price: $1,764 | Average closed sale price: $1,596.

  • Of the 36 new dev contracts signed in NYC, 15 were in Manhattan, 20 were in Brooklyn, and 1 were reported in Queens.

 

Manhattan: 15 New Contracts Totaled $61.5M

 

Manhattan reported 15 contracts, marking a 42.31% decrease from the previous week. Contracts were distributed across 13 buildings, with two projects reporting multiple contracts.

One11 Residences in Midtown reported two contracts on 1BR units priced at $1.295M and $1.900M.

The Treadwell in Lenox Hill reported two contracts on 1BR and 2BR units priced at $1.795M and $2.575M. 

 

Brooklyn: 20 New Contracts Totaled $28.8M

 

Deal volume increased by 5.26% to 20 this week. These contracts were distributed across 18 projects.

1048 Flushing Ave in Bushwick reported two contracts on 2BR units priced at $1.095M.

Arbor in Kensington reported two contracts on 2BR units priced at $799K and $839K.
