Weekly New Development Market Update for Manhattan and Brooklyn: July 07 - July 13, 2025

  • 45 NYC new development contracts were signed last week, a 6.25% decrease from the week before, and a 2.17% decrease from a year ago.

  • 76 new closings totaled $150.48M.

  • PPSF: Average contract asking price: $1,812 | Average closed sale price: $1,581.

  • Of the 45 new dev contracts signed in NYC, 27 were in Manhattan, 16 were in Brooklyn, and 2 were reported in Queens.

 

Manhattan: 27 New Contracts Totalled $76.41M

 

Manhattan reported 27 contracts, marking a 20.59% decrease from the previous week. Contracts were distributed across 17 buildings, with four projects reporting multiple contracts.

The Greenwich by Rafael Vinoly in Financial District reported six contracts on Studio, 1BR and 2BR units priced between $1.050M and $2.690M. 

One11 Residences in Midtown reported four contracts on 1BR and 4BR units priced between $2.100 and $14.950M. 

The Perrie in Turtle Bay reported two contracts on 1BR units priced at $1.260M and $1.315M. 

 

Brooklyn: 16 New Contracts Totalled $24M

 

Deal volume increased by 60% to 16 this week. These contracts were distributed across 14 projects.

Pulaski Gardens in Bedford Stuyvesant reported two contracts on 1BR units priced at $650K.

608 Ocean Ave in Prospect Park South reported two contracts on Studio and 1BR units priced at $400K and $520K.
