Weekly New Development Market Update for Manhattan and Brooklyn: July 15 - July 21, 2024

  • 42 NYC new development contracts were signed last week, a 2% decrease from the week before.
  • 67 new closings totaled $165M.
  • PPSF: Average contract asking price: $1,944 | Average closed sale price: $1,496
  • Of the 43 new dev contracts signed in NYC, 24 (-14%) were in Manhattan, 14 (+8%) were in Brooklyn, and 5 were reported in Queens.

 

Manhattan: 28 New Contracts Totaled $75M

 

Manhattan reported 24 contracts, marking a 14% decrease from the previous week.

24 contracts were distributed across 21 buildings. 

One11 Residences in Midtown reported two contracts last week. Deals were on 1 BR units were priced between $1.295M and $1.35M. 

Bloom On 45th in Hell’s Kitchen reported two contracts for studios asking $795K and $830K. 

 

Brooklyn: 14 New Contracts Totaled $19M

 

Deal volume decreased 24% to 14 this week. These contracts were distributed across 12 projects, with no single project reporting more than three contracts.

11 Hoyt in Downtown Brooklyn reported two contracts on 3BR units asking $2.9M and $3M. 

The Brooklyn Grove in Downtown Brooklyn reported two deals on 1 and 2BR units, asking $1.125M and $1.65M.
