Weekly New Development Market Update for Manhattan and Brooklyn: July 28 - Aug 3, 2025

  • 57 NYC new development contracts were signed last week, a 7.55% increase from the week before, and a 8.06% decrease from a year ago.

  • 96 new closings totaled $222.72M.

  • PPSF: Average contract asking price: $2,015 | Average closed sale price: $1,597.

  • Of the 57 new dev contracts signed in NYC, 27 were in Manhattan, 20 were in Brooklyn, and 10 were reported in Queens.

 

Manhattan: 27 New Contracts Totaled $83.97M

 

Manhattan reported 27 contracts, marking a 12.9% decrease from the previous week. Contracts were distributed across 18 buildings, with four projects reporting multiple contracts.

The Greenwich by Rafael Vinoly in Financial District reported six contracts on 1BR and 2BR units priced between $1.350M and $3.300M. 

La Maison Collette in East Village reported three contracts on 1BR and 2BR units priced between $1.5500M and $3.350M. 

Tribeca Green in Battery Park City reported two contracts on 2BR and 3BR units priced at $1.775M and $2.290M. 

 

Brooklyn: 20 New Contracts Totaled $31.2M

 

Deal volume increased by 25% to 20 this past week. These contracts were distributed across 16 projects.

608 Ocean Ave in Prospect Park South reported four contracts on Studio and 1BR units priced between $410K and $560K.

One Domino Square in Williamsburg reported two contracts on 2BR units priced at $2.520M and $2.540M.
