Weekly New Development Market Update for Manhattan and Brooklyn: July 8 - July 14, 2024

  • 44 NYC new development contracts were signed last week, an 33% increase from the week before.
  • 95 new closings totaled $320M.
  • PPSF: Average contract asking price: $1,890 | Average closed sale price: $1,517
  • Of the 44 new dev contracts signed in NYC, 28 (+40%) were in Manhattan, 13 (+18%) were in Brooklyn, and 3 were reported in Queens.

 

Manhattan: 28 New Contracts Totaled $75M

 

Manhattan reported 28 contracts, marking a 40% increase from the July 4th holiday week.

28 contracts were distributed across 20 buildings. 

Monogram New York in Turtle Bay reported four contracts last week. Deals were on BR units were priced between $1.49M and $1.6M. 

Claremont Hall in Morningside Heights reported three contracts for 1 and 2BR units asking $1.4M to $2.5M. 

 

Brooklyn: 13 New Contracts Totaled $26M

 

Deal volume increased 18% to 13 this week. These contracts were distributed across 10 projects, with no single project reporting more than three contracts

The Huron in Greenpoint reported four contracts on 1 to 3BR units asking between $1.035M and $3.235M. 

Alcove Residences in Prospect Lefferts Gardens reported two deals on 2BR units, asking $995K and $1.025M.
