Weekly New Development Market Update for Manhattan and Brooklyn: June 10 - June 16, 2024

  • 56 NYC new development contracts were signed last week, a 22% increase from the week before.
  • 54 new closings totaled $84M.
  • PPSF: Average contract asking price: $1,917 | Average closed sale price: $1,460
  • Of the 56 new dev contracts signed in NYC, 36 (+29%) were in Manhattan, 15 (+7%) were in Brooklyn, and 5 were reported in Queens.

 

Manhattan: 36 New Contracts Totaled $122M

 

Number of new signed new dev contracts in Manhattan increased from 28 to 36 this week.

36 contracts were distributed across 25 buildings, and no project reported more than four contracts. 

One11 Residences in Midtown reported three contracts last week. Deals were on 1 BR units priced between $1.295M and $2.05M. 

The Rockwell in Manhattan Valley reported three contracts for 1 and 2BR units asking $1.24M to $1.815M. 

 

Brooklyn: 15 New Contracts Totaled $22M

 

Deal volume increased from 14 to 15 this week. These contracts were distributed across 14 projects.

174 North 6th Street in Williamsburg reported two contracts on 2BR units asking $1.3M and $1.65M. 

The Calyer Greenpoint in Greenpoint reported the top new dev contract in Brooklyn this week, on a 3BR unit, asking $3.495M.
