Weekly New Development Market Update for Manhattan and Brooklyn: June 9 - June 15, 2025

  • 63 NYC new development contracts were signed last week, a 23.53% increase from the week before, and a 8.62% increase from a year ago.

  • 79 new closings totaled $184.07M.

  • PPSF: Average contract asking price: $1,791 | Average closed sale price: $1,579.

  • Of the 63 new dev contracts signed in NYC, 31 were in Manhattan, 17 were in Brooklyn, and 15 were reported in Queens.

 

Manhattan: 31 New Contracts Totaled $100.44M

 

Manhattan reported 31 contracts, marking a 24% increase from the previous week. Contracts were distributed across 23 buildings, with six projects reporting multiple contracts.

The Willow in Kips Bay One reported four contracts on 1BR units priced between $1.275M and $1.505M. 

One11 Residences in Midtown reported two contracts on Studio and 2BR unit priced at $1.150M and $2.250M. 

Eastlight in Kips Bay reported two contracts on 1BR and 2BR units priced at $1.620M and $2.570M. 

 

Brooklyn: 17 New Contracts Totalled $22.78M

 

Deal volume increased by 41.67% to 17 this week. These contracts were distributed across 15 projects.

Kensington Manor in Kensington reported three contracts on 1BR and 2BR units priced at $558K and $870K.
