Weekly New Development Market Update for Manhattan and Brooklyn: March 17 - March 23, 2025

  • 59 NYC new development contracts were signed last week, a 25.32% decrease from the week before, and a 15.71% decrease from a year ago.

  • 92 new closings totaled $241.04M.

  • PPSF: Average contract asking price: $1,956 | Average closed sale price: $1,734.

  • Of the 59 new dev contracts signed in NYC, 29 were in Manhattan, 21 were in Brooklyn, and 9 were reported in Queens.

 

Manhattan: 29 New Contracts Totaled $153.41M

 

Manhattan reported 29 contracts, marking a 43.14% decrease from the previous week. Contracts were distributed across 25 buildings, with three projects reporting multiple contracts.

720 West End Avenue in Upper West Side reported three contracts on 1BR units priced between $1.015M and $1.525M.

Sutton Tower in Sutton Place reported two contracts on 2BR units priced at $3.025M and $3.175M. 

Claremont Hall in Morningside Heights reported two contracts on 2BR units priced at $1.805M and $1.885M. 

 

Brooklyn: 21 New Contracts Totaled $34.65M

 

Deal volume decreased by 4.55% to 21 this week. These contracts were distributed across 15 projects.

Bergen Brooklyn in Boerum Hill reported four contracts on 1BR, 2BR and 3BR units priced between $1.150 and $3.450M.

Bleecker Street Garden in Bushwick reported two contracts on 1BR units priced at $637K.

419 Manhattan Avenue in Greenpoint reported two contracts on 1BR and 3BR units priced at $1.200M and $2.300M.
