Weekly New Development Market Update for Manhattan and Brooklyn: March 31 - April 6, 2025

  • 55 NYC new development contracts were signed last week, a 23.61% decrease from the week before, and a 17.91% decrease from a year ago.

  • 108 new closings totaled $205.2M.

  • PPSF: Average contract asking price: $3,601 | Average closed sale price: $1,440.

  • Of the 55 new dev contracts signed in NYC, 34 were in Manhattan, 18 were in Brooklyn, and 3 were reported in Queens.

 

Manhattan: 34 New Contracts Totaled $100.3M

 

Manhattan reported 34 contracts, marking a 8.11% decrease from the previous week. Contracts were distributed across 22 buildings, with six projects reporting multiple contracts.

609 2nd Ave in Kips Bay reported six contracts on Studio, 1BR and 2BR units priced between $918K and $2.800M.

The Perrie in Turtle Bay reported three contracts on 1BR units priced between $1.155M and $1.250M. 

HxH Residences in West Chelsea reported three contracts on Studio, 1BR and 2BR units priced between $825K and $2.075M. 

 

Brooklyn: 18 New Contracts Totaled $77.4M

 

Deal volume decreased by 28% to 18 this week. These contracts were distributed across 14 projects.

The Ainsley in Park Slope reported three contracts on 2BR units priced between $1.495 and $2.295M.

Brooklyn Point in Downtown Brooklyn reported two contracts on 1BR and 2BR units priced at $1.467M and $2.181M.

744 Park Pl in Crown Heights reported two contracts on 3BR units priced at $1.595M and $1.670M.
