Weekly New Development Market Update for Manhattan and Brooklyn: May 12 - May 18, 2025

  • 39 NYC new development contracts were signed last week, a 20.41% decrease from the week before, and a 30.36% decrease from a year ago.

  • 107 new closings totaled $200.09M.

  • PPSF: Average contract asking price: $1,628 | Average closed sale price: $1,470.

  • Of the 39 new dev contracts signed in NYC, 15 were in Manhattan, 18 were in Brooklyn, and 6 were reported in Queens.

 

Manhattan: 15 New Contracts Totaled $51.45M

 

Manhattan reported 15 contracts, marking a 37.5% decrease from the previous week. Contracts were distributed across 13 buildings, with two projects reporting multiple contracts.

The Solaire in Battery Park City reported two contracts on Studio and 3BR units priced at $745K and $2.695M. 

The Willow in Kips Bay reported two contracts on 1BR and 2BR units priced at $1.370M and $2.515M.

 

Brooklyn: 18 New Contracts Totaled $25.2M

 

Deal volume remained unchanged this week. These contracts were distributed across 13 projects.

Brooklyn Point in Downtown Brooklyn reported three contracts on 1BR and 2BR units priced between $1.293M and $2.000M.

Williamsburg Wharf in Williamsburg reported two contracts on Studio priced at $735K and $750K.
