Weekly New Development Market Update for Manhattan and Brooklyn: May 19 - May 25, 2025

  • 48 NYC new development contracts were signed last week, a 23.08% increase from the week before, and a 17.24% decrease from a year ago.

  • 81 new closings totaled $191.16M.

  • PPSF: Average contract asking price: $1,886 | Average closed sale price: $1,689.

  • Of the 48 new dev contracts signed in NYC, 24 were in Manhattan, 18 were in Brooklyn, and 6 were reported in Queens.

 

Manhattan: 24 New Contracts Totaled $117.12M

 

Manhattan reported 24 contracts, marking a 60% increase from the previous week. Contracts were distributed across 18 buildings, with five projects reporting multiple contracts.

One High Line in West Chelsea reported three contracts on 1BR, 3BR and 4BR units priced between $2.515M and $13.895M. 

One Wall Street in Financial District reported two contracts on 1BR units priced at $1.510M and $1.525M. 

The Willow in Kips Bay reported two contracts on 1BR and 2BR units priced at $1.445M and $2.750M.

 

Brooklyn: 18 New Contracts Totaled $24.48M

 

Deal volume remained unchanged this week. These contracts were distributed across 15 projects.

The Ainsley in Park Slope reported three contracts on 1BR and 2BR units priced between $995K and $1.495M.

The Huron in Greenpoint reported two contracts on Studio and 3BR priced at $850K and $3.795M.
