Weekly New Development Market Update for Manhattan and Brooklyn: November 18 - November 24, 2024

  • 57 NYC new development contracts were signed last week, a 7.55% increase from the week before, and a 235.29% increase from a year ago.

  • 68 new closings totaled $210.12M.

  • PPSF: Average contract asking price: $2,103 | Average closed sale price: $1,893.

  • Of the 57 new dev contracts signed in NYC, 32 were in Manhattan, 24 were in Brooklyn, and 1 were reported in Queens.

 

Manhattan: 32 New Contracts Totaled $219.2M

 

Manhattan reported 32 contracts, marking a 33.33% increase from the previous week. Contracts were distributed across 21 buildings, with six projects reporting multiple contracts.

255 East 77th Street in Upper East Side reported five contracts on 2BR to 5BR units priced at $3.475M and $10.950M.

520 Fifth Avenue in Midtown reported three contracts on 1BR to 4BR units priced between $3.375M and $12.750M. 

Monogram New York in Turtle Bay reported three contracts on Studio, 1BR and 2BR units priced at $1.008M and $1.819M.

 

Brooklyn: 24 New Contracts Totaled $44.88M

 

Deal volume increased by 4.35% to 24 this week. These contracts were distributed across 23 projects.

524 Halsey St in Bedford Stuyvesant reported two contracts on 2BR and 3BR units priced at $1.205M and $1.475M.

103 Grand St in Williamsburg reported one contract on 1BR unit priced at 2.995M. 

109 Willow Street in Brooklyn Heights reported one contract on 4BR units priced at $7.150M.
