Weekly New Development Market Update for Manhattan and Brooklyn: October 14 - October 20, 2024

  • 58 NYC new development contracts were signed last week, a 6.45% decrease from the week before, but a 61.11% increase from a year ago.
  • 51 new closings totaled $104M.
  • PPSF: Average contract asking price: $1,985 | Average closed sale price: $1,628.
  • Of the 58 new dev contracts signed in NYC, 31 were in Manhattan, 20 were in Brooklyn, and 7 were reported in Queens.

 

Manhattan: 31 New Contracts Totaled $132M

 

Manhattan reported 31 contracts, marking a 14.81% increase from the previous week. Contracts were distributed across 23 buildings, with seven projects reporting multiple contracts.

The Cortland in West Chelsea reported three contracts on 2BR to 4BR units priced between $5.950M and $11.250M. 

The Lexi in Kips Bay reported two contracts on 2BR units priced at $2.495M and $2.995M.

The Perrie in Turtle Bay reported two contracts on 1BR units priced at $890M and $935M.

 

Brooklyn: 20 New Contracts Totaled $17.2M

 

Deal volume decreased by 28.57% to 20 this week. These contracts were distributed across 13 projects.

Bergen Brooklyn in Boerum Hill reported six contracts on 1BR and 2BR units priced between $1.275M and $2.300M. 

188 Withers Street in East Williamsburg reported two contracts on 2BR units priced at $1.495M. 

87 Irving Place at Clinton Hill reported two contracts on 2BR and 3BR units priced at $1.250M and $2.895M.
