Weekly New Development Market Update for Manhattan and Brooklyn: October 21 - October 27, 2024

  • 70 NYC new development contracts were signed last week, a 20.69% increase from the week before, but a 141.38% increase from a year ago.
  • 53 new closings totaled $280M.
  • PPSF: Average contract asking price: $1,898 | Average closed sale price: $1,770.
  • Of the 70 new dev contracts signed in NYC, 42 were in Manhattan, 22 were in Brooklyn, and 6 were reported in Queens.

 

Manhattan: 42 New Contracts Totaled $188M

 

Manhattan reported 42 contracts, marking a 35.48% increase from the previous week. Contracts were distributed across 27 buildings, with twelve projects reporting multiple contracts.

The Perrie in Turtle Bay reported four contracts on 1BR units priced between $940M and $1.385M. 

The Henry in Upper West Side reported three contracts on 3BR to 6BR units priced between $5.700M and $26.950M.

520 Fifth Avenue in Midtown reported two contracts on 1BR and 3BR units priced at $3.450M and $11.950M.

 

Brooklyn: 22 New Contracts Totaled $34.5M

 

Deal volume increased by 10% to 22 this week. These contracts were distributed across 17 projects.

Park Lee Fulton in Bedford Stuyvesant reported two contracts on 1BR units priced at $725M and $775M. 

183 Java Street in Greenpoint reported two contracts on 2BR and 3BR units priced at $1.995M and $2.350M. 

Ocean 24 Condominium in Kensington reported two contracts on Studio and 2BR units priced at $429M and $1.130M.
