Weekly New Development Market Update for Manhattan and Brooklyn: October 28 - November 3, 2024

  • 57 NYC new development contracts were signed last week, a 18.57% decrease from the week before, but a 58.33% increase from a year ago.
  • 54 new closings totaled $145M.
  • PPSF: Average contract asking price: $2,039 | Average closed sale price: $1,660.
  • Of the 57 new dev contracts signed in NYC, 31 were in Manhattan, 20 were in Brooklyn, and 6 were reported in Queens.

 

Manhattan: 31 New Contracts Totaled $154M

 

Manhattan reported 31 contracts, marking a 26.19% decrease from the previous week. Contracts were distributed across 26 buildings, with three projects reporting multiple contracts.

One Wall Street in the Financial District reported three contracts on studios priced between $975M and $1.125M. 

Monogram New York in Turtle Bay reported three contracts on 1BR to 2BR units priced between $1.364M and $2.885M.

Eastlight in Kips Bay reported two contracts on 1BR and 2BR units priced at $1.615M and $2.775M.

 

Brooklyn: 20 New Contracts Totaled $39.4M

 

Deal volume decreased by 9% to 20 this week. These contracts were distributed across 15 projects.

The Huron in Greenpoint reported four contracts on 1BR to 4BR units priced between $990K and $6M.

177 Greenpoint Ave in Greenpoint reported two contracts on 1BR units priced at $1.295M and $1.395M. 

Bergen Brooklyn in Boerum Hill reported two contracts on 2BR units priced at $2.550M and $3.150M.
