Weekly New Development Market Update for Manhattan and Brooklyn: October 7 - October 13, 2024

  • 60 NYC new development contracts were signed last week, a 1.69% increase from the week before, and a 66.67% increase from a year ago.
  • 50 new closings totaled $103M.
  • PPSF: Average contract asking price: $1,988 | Average closed sale price: $1,860.
  • Of the 60 new dev contracts signed in NYC, 27 were in Manhattan, 26 were in Brooklyn, and 7 were reported in Queens.

 

Manhattan: 27 New Contracts Totaled $166M

 

Manhattan reported 27 contracts, marking a 32.5% decrease from the previous week. Contracts were distributed across 19 buildings, with six projects reporting multiple contracts.

One High Line in West Chelsea reported four contracts on 1BR to 4BR units priced between $2.305M and $23.600M. 

Monogram New York in Turtle Bay reported two contracts on 1BR units priced  $1.034M and $1.091M.

200e20th in Gramercy Park reported two contracts on 2BR units priced at $2.575M and $2.725M.

 

Brooklyn: 26 New Contracts Totaled $37.4M

 

Deal volume increased 85% to 26 this week. These contracts were distributed across 18 projects.

The Lumin in Greenpoint reported three contracts on 1BR units priced between $795M and $995M. 

Govley Condominium in Columbia Waterfront reported three contracts on 3BR units priced between $1.975M and $2.065M. 

Avanti in Flatbush reported two contracts on 1BR units priced at $490K and $499K.
