Weekly New Development Market Update for Manhattan and Brooklyn: September 2-8, 2024

  • 53 NYC new development contracts were signed last week, a 32% increase from the week before.
  • 50 new closings totaled $91M.
  • PPSF: Average contract asking price: $1,942 | Average closed sale price: $1,597
  • Of the 53 new dev contracts signed in NYC, 38 were in Manhattan, 10 were in Brooklyn, and 5 were reported in Queens.

 

Manhattan: 38 New Contracts Totaled $143M

 

Manhattan reported 38 contracts, marking a 171% increase from the previous week.

18 contracts were distributed across 25 buildings, with 10 projects reporting multiple contracts.

One Wall Street in the Financial District reported four contracts on studios, 1BR and 2BR units priced between $975K and $4.28M. 

111 West 57th Street #27, asking $13M, was the highest contract price. 

 

Brooklyn: 10 New Contracts Totaled $15.5M

 

Deal volume decreased 56% to 10 this week. These contracts were distributed across 10 projects.

473 Sackett Street #1 in Gowanus, asking $2.985M, was the highest contract price.
