Weekly New Development Market Update for Manhattan and Brooklyn: September 23-29, 2024

  • 53 NYC new development contracts were signed last week, an 10% decrease from the week before but a 65% increase from a year ago.
  • 62 new closings totaled $448M.
  • PPSF: Average contract asking price: $1,893 | Average closed sale price: $1,709.
  • Of the 53 new dev contracts signed in NYC, 26 were in Manhattan, 26 were in Brooklyn, and 1 was reported in Queens.

 

Manhattan: 26 New Contracts Totaled $132M

 

Manhattan reported 26 contracts, marking an 31% decrease from the previous week. Contracts were distributed across 15 buildings, with four projects reporting multiple contracts.

The Henry on the Upper West Side reported eight contracts on 2BR to 5BR units priced between $3.6M and $15.4M. 

The Broad Exchange Building in the Financial District reported three contracts on 2BR units priced between $1.425M and $1.5M.

200 East 75th Street on the Upper East Side reported two contracts on 3BR and 4BR units priced at $5.35M and $6.475M.

 

Brooklyn: 7 New Contracts Totaled $11M

 

Deal volume increased 73% to 26 this week. These contracts were distributed across 17 projects.

Bergen Brooklyn in Boerum Hill reported eight contracts on studio to 3BR units asking $950K to $3.6M.

Front & York in DUMBO reported two contracts on 2BR and 3BR units asking $1.965M to $2.785M.

87 Irving Place in Clinton Hill reported two contracts on 1BR and 2BR units asking $930K and $1.535M.
