Weekly New Development Market Update for Manhattan and Brooklyn: September 9-15, 2024

  • 45 NYC new development contracts were signed last week, an 11% decrease from the week before.
  • 78 new closings totaled $175M.
  • PPSF: Average contract asking price: $1,671 | Average closed sale price: $1,495
  • Of the 45 new dev contracts signed in NYC, 34 were in Manhattan, 7 were in Brooklyn, and 4 were reported in Queens.

 

Manhattan: 34 New Contracts Totaled $143M

 

Manhattan reported 34 contracts, marking an 8% decrease from the previous week. Contracts were distributed across 22 buildings, with eight projects reporting multiple contracts.

The Treadwell in Lenox Hill reported four contracts on 1BR to 3BR units priced between $1.75M and $4.2M. 

Tribeca Green in Battery Park City reported three contracts on 1BR and 2BR units priced between $777K and $1.8M.

140 Jane Street in the West Village reported three contracts on 3BR and 4BR units priced between $14.5M and $23.25M.

 

Brooklyn: 7 New Contracts Totaled $11M

 

New Development deal volume in Brooklyn decreased 22% to 7 this week. These contracts were distributed across 6 projects.

524 Halsey Street in Bed-Stuy reported two contracts on a studio and a 2BR unit asking $695K and $1.395M respectively.

Quay Tower in Brooklyn Heights reported the highest-priced new dev contract, on a 4BR unit asking $5.125M
