Weekly New Development Market Update — September 7 – September 13, 2026

- 30 new development contracts were signed last week across Manhattan and Brooklyn, totaling $90.74M in volume, a 66.7% increase from the week before and a 9.1% decrease from a year ago.

- Of the 30 new dev contracts signed last week, 19 were in Manhattan and 11 were in Brooklyn.

- 43 new closings totaled $88.21M ($63.03M in Manhattan, $25.18M in Brooklyn).

- $/ft²: Average new-dev contract price per square foot this week: $2,128 | Average closed sale price per square foot: $1,565.

The week-over-week jump looks dramatic, but it's largely a rebound off an unusually slow prior week (18 combined contracts) rather than a sudden surge in demand. The year-over-year comparison (down just 9.1%) is a better read on where the market really stands, and is a notably smaller gap than the roughly two-thirds YoY decline we saw the week before.

Manhattan: 19 New Contracts Totaled $63.59M

Manhattan reported 19 contracts last week, a 137.5% increase from the previous week and a 5.0% decrease from a year ago. One building, The Strathmore, led the borough with 2 contracts.

The Strathmore in Yorkville reported two contracts, from $3.00M to $4.96M. The 143-unit development (launched October 2025) is 69% sold or in contract.

One Wall Street, Apt M, in the Financial District reported a contract on a 2BR unit priced at $7.50M — the top contract in Manhattan this week.

Malabar Residences, Apt 2703, in Midtown reported a contract on a 3BR unit priced at $6.28M.

Brooklyn: 11 New Contracts Totaled $27.15M

Brooklyn reported 11 contracts last week, a 10.0% increase from the previous week and a 15.4% decrease from a year ago. One building, 110 Boerum Place, led the borough with 2 contracts.

110 Boerum Place in Cobble Hill reported two contracts, from $1.48M to $4.95M. The 21-unit development (launched January 2026) is 57% sold or in contract.

181 Baltic Street, Apt 2, in Cobble Hill reported a contract on a 4BR unit priced at $5.70M — the top contract in Brooklyn this week.

One Domino Square, Apt 15E, in Williamsburg reported a contract on a 3BR unit priced at $3.25M.

New Sales Launches

3 new developments started sales in Brooklyn this month, totaling 18 residential units.

Teng Fei Condominium, Borough Park — 8 units, sales started September 12.

515 Dean Street, Prospect Heights — 8 units, sales started September 8.

455 Keap Street, East Williamsburg — 2 units, sales started September 8.
